Cribs Property Management (“Cribs PM,” “we,” “us,” or “our”) respects your privacy. This Privacy Policy describes how we collect, use, disclose, retain, and protect information when you visit www.cribspm.com (the “Site”), submit a property review or another form, communicate with us, schedule a consultation, or use our property management services.

By using the Site or voluntarily providing information to us, you acknowledge the practices described in this Privacy Policy. This Privacy Policy applies to information collected through the Site and our related communications. It does not replace any separate property management agreement or other contract between you and Cribs PM.

Depending on how you interact with us, we may collect the following categories of information.

Property and Ownership Information

When you request a property review or inquire about our services, we may collect:

  • Ownership goals and anticipated timeline
  • Information about challenges you are experiencing with the property

Please do not submit Social Security numbers, banking credentials, medical information, or other highly sensitive information through a general website form.

Consultation and Communication Information

We may collect information contained in or associated with emails, telephone calls, text messages, appointment requests, scheduling records, consultation notes, virtual-meeting details, follow-up communications, documents you voluntarily provide, and your communication preferences.

We do not record telephone or video calls unless we provide notice and obtain any consent required by applicable law.

Client and Property-Management Information

If you enter into a property management agreement with us, we may collect additional information necessary to establish and manage the relationship, including:

4. Text Messages and Mobile Information

If you voluntarily select the text-message consent checkbox on one of our forms, you agree to receive text messages from Cribs Property Management concerning your property review request, consultation scheduling, appointment reminders, and related follow-up.

Message frequency varies. Message and data rates may apply. Reply STOP to unsubscribe or HELP for help. Consent to receive text messages is not a condition of purchasing services.

You may also withdraw SMS consent by contacting us using the information below. After an opt-out request is processed, we may send one final message confirming the opt-out. We will not send additional automated text messages unless you subsequently provide new consent.

We do not sell, rent, or share mobile telephone numbers or SMS consent information with third parties or affiliates for their own marketing or promotional purposes. We may provide mobile information to service providers that help us deliver messages, maintain our systems, or support our communications. Those providers may use the information only to perform services for us or as required by law.

Wireless carriers are not liable for delayed or undelivered messages.

5. Email and Marketing Preferences

We may send emails related to a property review, consultation, requested service, existing client relationship, or other communication you initiated. Where permitted, we may also send occasional information about Cribs PM services.

You may unsubscribe from marketing emails by using the unsubscribe link included in the message or by contacting us. Even if you opt out of marketing, we may continue sending non-promotional communications concerning an active request, appointment, agreement, or client relationship.

6. How We Disclose Information

We do not sell personal information.

We may disclose information when reasonably necessary to operate our business or provide services, including to:

  • Our employees, contractors, property managers, and authorized representatives
  • Website hosting, form, CRM, email, telephone, and SMS providers
  • Appointment-scheduling and virtual-meeting providers, such as Calendly and Zoom
  • Property-management and accounting platforms, such as Rentvine
  • Electronic-signature and document-management providers
  • Payment processors and financial-service providers
  • Analytics, cybersecurity, technical-support, and data-storage providers
  • Attorneys, accountants, insurers, consultants, and other professional advisers
  • Vendors, contractors, tenants, applicants, and other parties involved in managing a client’s property
  • Government agencies, law enforcement, courts, or regulators when required or permitted by law
  • A buyer or successor in connection with a merger, acquisition, restructuring, financing, or sale of the business

We may disclose information with your direction or consent. We may also use and disclose aggregated or de-identified information that does not reasonably identify an individual.

7. Third-Party Services and Links

The Site or our communications may contain links to third-party websites or services, including scheduling, virtual-meeting, electronic-signature, payment, and property-management platforms.

Third parties maintain their own privacy policies and security practices. We encourage you to review their policies before providing information. Cribs PM is not responsible for the privacy practices, content, or security of third-party websites or services that we do not control.

8. Data Retention

We retain personal information for as long as reasonably necessary to respond to and document inquiries, provide requested or contracted services, maintain consent and opt-out records, satisfy accounting and legal obligations, resolve disputes, enforce agreements, and protect our legitimate business interests.

Retention periods may vary depending on the type of information and why it was collected. When information is no longer reasonably needed, we may delete, anonymize, or securely dispose of it, subject to applicable law and our record-retention obligations.

9. Data Security

We use reasonable administrative, technical, and physical safeguards designed to protect personal information from unauthorized access, use, alteration, loss, or disclosure.

However, no website, communication system, or method of electronic storage is completely secure. We cannot guarantee absolute security. You should avoid sending highly sensitive information through ordinary email, text messages, or general website forms.

Cribs PM is based in the United States, and information collected through the Site is processed and stored in the United States or in other locations where our service providers operate.

If you access the Site from outside the United States, your information may be transferred to and processed in a country with different data-protection laws than your country of residence. Where required, we will process and transfer information using an appropriate legal basis or safeguard.

13. Do Not Track and Privacy Controls

Some browsers offer “Do Not Track” signals or other privacy-preference controls. Because there is not currently a universally accepted standard for responding to all such signals, the Site may not respond to every Do Not Track request.

Where applicable law requires recognition of a legally valid browser-based opt-out preference signal, we will endeavor to process that signal as required.
